We will locate buildings that the lease term is without an option for the GSA to cancel the lease until the end of the term.
We will negotiate the deals with the seller to be able to get a min of 6% cap or more.
We will try to make sure that the building will be with a single tenant ( GSA – US Government).
We will help with the finding of the mortgage and putting the finances together (if we will use an example: 6.5% cap with 20% - 35% down – with a mortgage of 4% and a lever on the $$ we will have a total return of around 9 % - 11% ).
We have the experience to do the management on the property.
We have the experience in negotiating with the GSA to renew the leases.
